Development Management

Development management for redevelopment projects involves end-to-end  oversight—from feasibility studies and legal approvals to construction and final handover—often utilizing a Project Management Consultant (PMC) or a Developer Manager (DM) model. Key stages include structural audits, securing at least 51(per) member consent, appointing experts, managing approvals (e.g., BMC/MCGM), and ensuring quality control. .

Key Aspects of Development Management

Initial Phases: Conduct feasibility studies to assess FSI (Floor Space Index), building condition, and financial viability. Appointment of Experts: Engage PMC, architects, and legal advisors for technical and legal guidance. Approval & Planning: Obtain necessary sanctions from local authorities (e.g., NMMC, TMC, MCGM). Execution & Control: Manage contractor performance, quality checks, and temporary relocation of residents. Handover: Obtain the Occupation Certificate (OC) and complete the final handover of new units.

Models of Redevelopment

Builder-led: Developer takes full control in exchange for selling additional, developed space. Self-Redevelopment: Society appoints a PMC to manage the project, retaining control over development and profits.

Role of a Development Manager (DM)

A DM operates as a service provider, managing the end-to-end development,  including planning, construction, sales, and marketing. They are responsible for coordinating all parties, including architects and consultants, ensuring the project aligns with the, estimated, and agreed-upon, standards.
